Earlier this year, reports indicated that the property market faced pressure in 2020, with only around 15,000 transactions recorded in the primary market last year, marking a seven-year low.
Hong Kong is a densely populated city with expensive property prices, and housing has always been a key concern for netizens. uMax Data collected discussions on property listings and home purchases from January to April 15 this year. Through social listening, it was found that the volume of main posts increased by nearly 30% compared to the same period last year, reflecting not only developers launching new projects but also a growing interest among netizens in discussing related topics.
When categorizing property purchase discussions by region, it was found that the "New Territories" area sparked the most heated debates. The volume of discussions for both primary and secondary properties far surpassed those in Kowloon and Hong Kong Island.
As for the Kowloon district, discussions about primary market properties are more prevalent compared to secondary market properties, likely because there are as many as five new developments either currently on sale or planned for launch this year in the area, sparking online discussions.
Moreover, the situation in Hong Kong Island is the worst among the three districts. As a developed area, whether it's new or second-hand properties, the relatively high property prices may deter potential buyers.
✦Word Cloud Chart: Public Housing Purchase and Overseas Property Investment for Immigration Emerge as New Focal Points✦
The word cloud reveals that "public housing" was the most frequently mentioned term, with many people discussing homeownership issues and suggesting netizens consider purchasing the public housing units they currently reside in, viewing them as a practical and unpretentious choice.
Additionally, terms such as "immigration" and regions like "Mainland China" and "the UK" have also become hot topics, reflecting how many people are considering locations outside Hong Kong as part of their property investment discussions, serving as a means of emigration.
✦Property Market Heat: Sha Tin and Tai Po Both Rank in Top Three✦

Looking across all eighteen districts, online discussions about Sha Tin and Tai Po are particularly lively. Whether it's primary or secondary properties, Sha Tin consistently tops the list in discussions, while Tai Po also ranks third, reflecting the high level of attention these two districts' properties receive.
Next, Kowloon City District and Yuen Long District ranked second in popularity for primary and secondary housing markets respectively. In Kowloon City District, properties in "Kai Tak" were frequently mentioned, while in Yuen Long District, a public housing unit sold for over five million became the focus of discussion.
